Process to Success

At Bay Builders Residential and Commercial, we believe that building your dream home or transforming your living space should be an exciting and rewarding experience — not a stressful one.
Our process is designed to guide you step-by-step, providing clarity, transparency, and confidence from the very first conversation to the day you walk into your finished home.
We don’t just build houses — we build relationships. With attention to detail, thoughtful planning, and clear communication, our team ensures your project moves smoothly and beautifully from vision to completion.

STEP 1

Step 1 – Let’s Talk

Every great project begins with a conversation.
We take the time to understand your vision, lifestyle, and expectations. We’ll discuss your goals, design inspirations, and budget and explain how the process works. You’ll also meet your project manager, Ross Bulat, who will be your main point of contact from start to finish.
This step helps both of us determine if we’re the right fit to make your project a success.

STEP 4

Step 4 – The Construction Agreement

When all the planning is done, we’ll finalize a clear Construction Agreement that outlines everything — the scope of work, fixed price, schedule, and expectations.
We walk you through every line to make sure there are no surprises. Transparency is one of o ur core values.

STEP 3

Step 3 – Project Development

Once your PSA work is complete, we review every detail together — from plans and specifications to materials and schedules.
You’ll meet again with Ross, your dedicated project manager, to confirm the timeline, budget, and communication preferences.    We use JobTread, a prof essional project management platform that keeps you informed with real-time updates, photos, and progress tracking — so you always know what’s happening on your job site.

STEP 2

Step 2 – The Pre-Construction Services Agreement (PSA)

Before we start construction, we begin with a Pre-Construction Services Agreement.
The PSA phase allows us to carefully plan your project — including design coordination, scope development, material selections, and detailed budgeting.
This approach hel ps prevent surprises later and ensures your investment is spent wisely.
You own all the work produced during this stage, and there is no obligation to move forward — though most of our clients do, because they love what they see.

STEP 5

Step 5 – Construction and Project Management

This is where your vision comes to life.
Our team handles all coordination, scheduling, and supervision with careful attention to detail. You’ll receive regular progress updates through JobTread and have direct communication with Ross at any time.
Our goal is to make this phase as seamless and enjoyable as possible.

STEP 6

Step 6 – In-Process Changes

We understand that inspiration can strike at any time. If you decide to make a change during construction, we’ll review the options and provide updated pricing and scheduling promptly.
Our change management process is designed to be simple and stress-free.

STEP 7

Step 7 – Project Completion

As your project nears completion, we perform a detailed quality inspection to ensure that every finish meets our high standards.
We’ll do a final walk-through together to answer any questions, explain warranties, and make sure everything is exactly how you envisioned.
Before we leave, we perform a complete professional clean-up — your home will be spotless and move-in ready.

Step 8 – Warranty and Beyond

We proudly stand behind our work.
All of our projects include a one-year warranty and post-construction s upport.
If you ever have a question or need a small adjustment, we’re just a call away — long after your project is done.
